Logistics parks, built-to-suit warehouses and lease agreements. Where and how to rent warehouse space.

Introduction
Poland is one of the largest warehouse markets in Europe. The main hubs are the Warsaw area, Łódź, Poznań, Upper Silesia and Wrocław, located along the A1, A2 and A4 motorways.

How it works
- standard halls in logistics parks or build-to-suit (BTS) for a single tenant
- rent usually in euros, leases for 3–10 years
- service charges, property tax and utilities usually borne by the tenant
- smaller units (SBU) for companies that need a few hundred square metres
Why it matters and what is important
The location determines transport costs and the availability of staff. Before investing in equipment, check the terms for reimbursement of fit-out costs and the right to extend the lease.
