Renting an office in Poland

Real estateHLBC

Office classes, rent in euros, service charges and bank guarantees. How to negotiate a commercial lease.

Introduction

The office market is largest in Warsaw, with significant stock also in Kraków, Wrocław, the Tricity, Katowice and Poznań. Rents in modern offices are usually quoted in euros per square metre per month.

How it works

  • base rent plus a service charge for common areas and utilities
  • leases usually for 3–5 years, with rent indexation
  • security: a deposit or bank guarantee covering several months’ rent
  • the office fit-out is often partly financed by the landlord

Why it matters and what is important

The most expensive clauses are those not visible in the rent: indexation, penalties for early exit, reinstatement of the premises to their original condition. At the start, coworking or a virtual office is often better, with a long-term lease only once the team is stable.
